Fix & Flip

Financing available for up to 90% of the purchase price and 100% of the renovation cost. Loan amounts from 50k to 15 million with 12-24 months financing. These loans are designed specifically for investors (foreign nationals eligible too) who are interested in rehab and renovations to a fixer upper that you’d like to then sell for profit.

Assistant
Living

We provide funds for the most complex independent living, assisted living, memory care and skilled nursing projects of any scale and in any location across the country. Terms can be up to 35 years with rates as low as 2.5% through the HUD 232 program. We also have Fannie Mae programs and balance sheet lenders.

Consrtuction
Loans

75%  Loan to Cost with interest only payments. Great rates from 4.99% to 7.99%. Our construction lenders fund loans for both new home builders and various commercial properties. This includes lot/land loans as well.

Hotels

Franchised hotels or upscale independent/boutique properties. Single assets $2 million and up. Perfolios $10 million to $100 million. Terms of 3, 5, 7, or 10 years with amortization up to 30 years.

SBA

Our SBA preferred lenders specialize in both the 504 and 7a programs. With an SBA 504 loan, money can be used to buy a building, finance ground-up construction or building improvements, or purchase heavy machinery and equipment. 7a loan proceeds can be used for short-term or long-term working capital and to purchase an existing business, refinance current business debt, or purchase furniture, fixtures and supplies.
Both have terms up to 25 years with only 10% down. The 504 loan size is from $125,000 to $20 million. The 7a is $50,000 to $ 5 million.

Retail

Available for the acquisition or refinance of stabilized strip centers or single tenant properties starting at only $75,000. 75-80% LTV with up to 30 year amortizations. 85% physical occupancy required. Single and multi tenant office buildings with 3-30 years financing up to 75% LTV and 90% for owner occupied properties.

Apartment
Buildings

5 + units with financing available $500k to over $100 million. From private owners to large property management companies, we understand the unique financing and banking needs that come with owning and investing in revenue-generating properties. Up to 80% LTV with terms up to 30 years.

Self
Storage

This lite documentation program will allow our borrowers to concentrate on managing their self-storage instead of wasting their gathering the required documentation traditional banks and lenders request. In most cases this will qualify for an SBA loan with only 10% down and terms up to 25 years.
